Draws the zoning envelope for the lot (base, required setback and maximum building height under ZR 23-43) and stacks the floor area a chosen use permits inside it, alongside the existing building and the surrounding block. Permitted FAR differs by use: community facility is the highest on roughly 84% of NYC lots, so pick the programme you are actually testing rather than reading the largest number. The reading that matters is whether the site runs out of floor area or runs out of envelope first; the panel below the model says which. The envelope covers R6 through R12 only. On any other district the model falls back to a plain bulk box at full lot coverage and says so underneath. Reference only, not a design.
